Smart Spaces Are Not Just About Sensors: How Technology Is Changing Facility Management

Temperature, humidity, and energy consumption are just some of the pieces of information that can be obtained from a modern building. The real value emerges when we are able to link data from different parts of the space, analyze it, and display it in a single environment. The building is then no longer just a collection of technologies—it begins to provide a real-time picture of what is actually happening inside it.

This is precisely the direction in which we at INTECHI are developing our own technological solutions. We’re not interested in standalone sensors or yet another app that users have to monitor. The goal is to integrate the space, its technology, data, and related processes into a single system.

A smart space isn’t just about measurements

When we hear the term “IoT,” it’s easy to picture a sensor that sends a measured value once every few minutes. But the value itself doesn’t solve anything. What’s important is to know, where it originated, what space or facility it is associated with, how it is evolving, and whether it requires a response.

In a single building, it is thus possible to monitor, for example, air quality, temperature, and humidity; CO₂ concentration; occupancy of individual rooms; foot traffic; the opening of doors and windows; energy consumption; and the current status of building systems.

What can an object know about its own space?

RegionWhat You Can WatchWhy This Information Is Useful
Environmental QualityCO₂, temperature, humidity, and other variablesAn up-to-date overview of the conditions in a specific room or zone.
OccupancyNumber of People, Presence, and Use of SpaceIt shows which parts of the building are actually being used and when.
Movement of PersonsPassages between selected zonesIt helps to understand the actual traffic and load on individual parts of the building.
Doors and WindowsOpen / ClosedThe status can be linked to other data and alerts.
EnergyPower consumption, current power output, or power supply statusIt allows you to monitor traffic and detect unusual conditions.
TechnologyOperational Status of Equipment and SystemsInformation on the technical condition is available in one place.

Data only makes sense in the context of space

A CO₂ value of 1,200 ppm, on its own, simply indicates that an elevated concentration has been measured. However, if the system also knows that, in which room the reading was taken, how many people are in the room, what the temperature is, whether a window is open, and how the readings have changed over time, this provides a completely different perspective on the facility’s operations.

The same principle applies to energy or technical equipment. It’s not just about displaying a number. It’s about assigning that number to a specific object, space, or piece of equipment and being able to take the next step based on it.

From Monitoring to Response

The first level of a smart space is monitoring. The next level is evaluation and response. If the system recognizes predefined conditions, it can alert users to a specific situation, create a follow-up task, or issue a command to connected technology in the future.

The principle may seem simple: sensor → data → evaluation → application → alert or action. This way, a person does not have to constantly check individual values manually. Attention is focused primarily on situations that actually require it.

Why Having Your Own App Is Important

There are a large number of sensors and devices on the market that have their own app or cloud interface. However, if each technology has its own separate system, this can result in several different accounts, dashboards, and ways of working.

At INTECHI, we therefore see the main added value in Integrating data into your own environment. The facility can be viewed as a whole, divided into individual spaces, and sensors, devices, current readings, historical data, and related information can be assigned to those spaces.

At a glance, for example, you can see the status of a training room, air quality, occupancy, door status, the power consumption of a specific device, or the status of connected technology. The user doesn’t need to know who manufactured a particular sensor—what matters most to them is what’s happening at his place right now.

A single application as a digital layer of an object

Our goal is not to create yet another isolated IoT dashboard. The INTECHI application itself is designed to gradually integrate information about the space with technical data and other processes related to the building.

This opens up the possibility for sensor data to go beyond just a graph. For example, if the system detects an abnormal device status, it can trigger an alert or a request. This brings the data closer to real-world operations and to what actually needs to be addressed.

Not every space needs the same sensors

A smart home isn’t created by putting as many sensors as possible in every room. What makes sense, above all, is to correctly determine, which information has operational value for a specific area.

In an office, air quality and occupancy may be priorities. At the entrance, the flow of people and the condition of the doors may be priorities. In a utility room, the condition of the equipment, the temperature, or non-standard operating conditions may be more important. The technology thus adapts to the building, rather than the building adapting to the technology.

Where Is Smart Space Management Headed?

Monitoring is just the beginning. The next step is the system’s ability to combine multiple pieces of information, identify patterns, and respond according to predefined rules. In practice, this might include, for example, issuing an alert when a threshold is exceeded, responding to space occupancy, creating a task when an abnormal condition is detected, or controlling selected connected devices.

The goal is to create a system that provides up-to-date information about its status and allows people to make decisions based on actual data rather than estimates.

FAQ

Is a smart space the same thing as the IoT?

The IoT is one of the technologies that enable smart spaces. However, simply connecting sensors is not enough. It is important to place the data in the context of a specific space and use it as a basis for further work.

What values can be monitored in the building?

It depends on the specific application. Typically, you can monitor temperature, humidity, CO₂, occupancy, people movement, the status of doors and windows, energy consumption, or the status of equipment.

Does each sensor need its own app?

It doesn’t have to. In fact, integrating various data sources into a single environment is one of the key principles of the solution we are developing at INTECHI.

Is it possible to respond automatically to the measured values?

Yes, provided that the specific devices and systems are technically ready for integration. The response may be a notification, the creation of a task, or the control of connected technology based on predefined rules.

Is this solution only suitable for large buildings?

No. The scope can be designed based on the specific facility and the information that is truly valuable for its operation.

Why INTECHI

We don’t view a smart space merely as a collection of sensors. We combine knowledge of the technical operation of facilities, working with data, and developing custom applications. This allows us to design the technology with an eye toward how the object is actually used and what the resulting information is intended to address.

It is precisely this proprietary application that is essential to us. It allows us to gradually integrate objects, spaces, equipment, data, documentation, and related processes into a single environment, rather than creating additional isolated systems.

We are currently testing the IoT solution in a pilot program. The goal of the pilot project is to test specific scenarios, data collection methods, and the use of that data in the application so that the result is not merely another set of measurements, but a practical tool for managing the space.

How INTECHI Handles It

Would you like to know what information it would make sense to monitor in your building and how to integrate it into a single platform? INTECHI combines technical expertise about the building with its own application and is gradually developing tools for monitoring and smart space management.
